1. Agreement

These Terms & Conditions apply to all direct bookings made via ShortStayHost.co.uk.

By completing a booking and ticking the acceptance boxes at checkout, the Guest confirms that they:

  • Are at least 18 years old

  • Are legally authorised to enter into this contract

  • Agree to be bound by these Terms & Conditions

This forms a legally binding contract for short-term accommodation services.

2. Nature of Stay

All bookings are for short-term or holiday accommodation only.

This agreement does not create an Assured Shorthold Tenancy (AST) and is excluded under Schedule 1 of the Housing Act 1988.

No tenancy or long-term occupation rights are created.

3. Booking & Payment

  • Payment terms are displayed at checkout.

  • A booking is not confirmed until payment is successfully processed.

  • We reserve the right to pre-authorise a security deposit.

  • Failure to pay outstanding balances may result in cancellation.

All prices are inclusive of VAT where applicable.

4. Fraud Prevention & Chargebacks

By making payment, the Guest agrees that:

  • The booking constitutes authorised payment for accommodation services.

  • They will not initiate a chargeback without first contacting us in writing.

If a chargeback or dispute is initiated:

  • We reserve the right to provide booking records, ID verification, IP logs, communications, and access records to the payment provider.

  • The Guest may be liable for:

    • Full booking amount

    • Merchant processing fees

    • Administrative recovery costs

    • Legal costs where applicable

Fraudulent chargebacks may result in civil recovery action.

5. Occupancy & Visitors

  • Only registered guests may stay overnight.

  • Maximum occupancy limits must not be exceeded.

  • No additional visitors without prior written approval.

Unauthorised occupancy may result in immediate termination without refund.

6. Strict Anti-Party & Anti-Disturbance Policy

ShortStayHost operates a zero-tolerance party policy.

The following are strictly prohibited:

  • Parties or gatherings

  • Loud music or amplified sound

  • Events or celebrations

  • Commercial filming without permission

  • Anti-social behaviour

If breached:

  • We reserve the right to attend the property.

  • Security or local authorities may be contacted.

  • The booking may be terminated immediately without refund.

7. Financial Penalties

Where a breach occurs, the Guest agrees to:

  • £500 anti-party breach fee

  • £250 management/security call-out fee

  • Full cost of neighbour compensation

  • Any local authority fines

  • Additional cleaning or repair costs

Charges may be applied to the payment method used for booking.

8. Identification & Verification

We reserve the right to request:

  • Government-issued photo ID

  • Proof of address

  • Selfie verification

Failure to provide verification may result in cancellation.

9. Security & CCTV

CCTV may operate externally to buildings for security purposes.

There are no cameras inside apartments.

Tampering with security equipment is strictly prohibited.

10. Check-In & Check-Out

Check-in and check-out times are confirmed in booking details.

Late check-out without prior approval may incur additional charges.

Failure to vacate may result in daily holding charges and legal action.

11. Damage & Cleaning

Guests are responsible for:

  • Damage beyond fair wear and tear

  • Excessive cleaning

  • Smoking inside the property (£250 minimum deep clean fee)

  • Lost keys (£150 replacement & lock call-out)

We may charge the card on file within 7 days of check-out where evidence exists.

12. Cancellations

The cancellation policy selected at time of booking applies.

No refunds will be issued for:

  • Early departure

  • Breach of house rules

  • Eviction due to misconduct

Refunds (where applicable) are processed to the original payment method.

13. London Short-Let Compliance

Bookings must comply with applicable London short-letting regulations.

We reserve the right to refuse extensions where regulatory limits would be exceeded.

14. Liability

Bevenden Street Limited is not liable for:

  • Loss or theft of personal belongings

  • Injury not caused by proven negligence

  • Utility or internet interruptions beyond our control

  • Third-party service disruptions

Guests are advised to obtain travel insurance.

15. Force Majeure

We shall not be liable for failure to perform obligations due to events beyond our control including natural disasters, government restrictions, or utility failures.

16. Governing Law

These Terms are governed by the laws of England & Wales.
